Hot Tub Policy
As Of 9/8/2025
ASK HOSTS
– check with us to make sure the tub is ready, we'll get you towels
SHOWER FIRST
– rinse off sunscreen, lotions, and body oils to keep the tub clean
NO GLASS
– only plastic or metal near the hot tub
NO FOOD
– in or around the hot tub
NO CHILDREN
– unsupervised minors are not allowed in, on or around the tub
MAX TEMP 104°
- our system automatically regulates it
BE CAREFUL
- the deck is slippery, step in and out slowly
REPLACE COVER SECURELY
- keep the tub clean and warm; keep kids and wildlife safe
DO NOT TURN OFF
- our system can take up to two days to warm up again
OTHER
- Please don't add soaps, bath bombs, or oils of any kind
- Don't use if you have open cuts or contagious skin conditions
- Don't enter under the influence of alcohol or drugs
- Pregnant guests or those with health conditions should consult a physician before using
Grill & Fire Pit Policy

General Safety Rules

Adult Supervision – Only adults (18+) may light or operate the grill or fire pit. Children must be supervised at all times.

Never Leave Unattended – Fires, flames, or hot coals must never be left unattended.

Extinguish Completely – Before leaving the area, ensure the fire pit flame is fully extinguished and the grill is turned off.

Location – Keep chairs, tents, vehicles, and other flammable items at least 10 feet away.

No Accelerants – Do not use gasoline, lighter fluid, or any flammable liquids.

Wind & Weather – Do not use the grill or fire pit during high winds or red flag warnings.

Proper Fuel –

Grill: Use only propane provided.

Fire Pit: Use only clean, dry wood provided or approved by management. No trash, plastics, or treated lumber.

Douglas County Fire Restrictions

All guests must follow Douglas County fire bans and restrictions, which may change throughout the year.

When a Stage 1 or Stage 2 Fire Ban is in effect, use of the fire pit may be prohibited.

Gas grills are generally allowed during bans, but must be used with extreme caution.

BlueByrd staff has final authority to determine when the grill or fire pit may be used. If restrictions are in place, signs will be posted and use is not permitted.
Enforcement

Failure to comply may result in fines, eviction without refund, or liability for damages.

Please help us keep the campground safe and our community in compliance with local fire authorities.
And under NO CIRCUMSTANCES is the grill to be moved off the pavers that it sits upon. Placing it anywhere else, is very dangerous and could easily start an uncontrollable fire. Moving the grill away from its pavers is grounds for immediate cancellation of your reservation and immediate removal from the property. The threat of wildfire is too great here for such behavior.
Guest Access
The majority of the property is open for guests to roam and use, including the gazebo, fire pit and bbq grill. The fenced area around the house is not open to guests. West of the creek is private property but everything north of the gazebo is public open space where you are free to roam for literally miles. The chicken coop and run are surrounded by an electric fence so be careful when getting near our birds.

Cleaning Fee
Please note that we do not charge a cleaning fee, unlike the majority of Airbnbs, and kindly ask that you leave the Airstream like you found it. If the cabin is left extremely soiled or dirty, requiring extra cleaning beyond normal, a minimum cleaning fee of $200 will be charged, and more may be charged in a very extreme situation. This is NOT a common scenario and we do not expect it to happen, we just want to be clear on our expectations with regards to how the cabin is left at check-out. In other words, stains on linens & towels, trash/food laying around on the floor, and dishes piled up, etc...would be a scenario for charging a cleaning fee.

Pets
We do not allow ANY pets/animals in the cabin. Any animals brought to the cabin will be cause for immediate cancellation of your reservation, without refund, and you will be asked to leave the premises immediately. A cleaning fee of $200 will also be charged. We only do this because we have, unfortunately, had guests ignore our pet rules and still bring their pet.

Smoking
Please note that there is no smoking allowed inside the cabin. All cannabis vaporizer devices are good to go indoors; however, we do ask that you not use nicotine vapes in the Airstream or near the house. Per smoking outdoors, we live in a high fire danger area and strictly observe all county wide fire bans. As long as we are not in an outdoor fire ban, which includes smoking, you can do so outside. Just be extra careful to put everything out and leaving no trace. You can search "Douglas county co fire conditions" to see the latest status.

Rule Violations
Any other blatant disregard for our house rules, such as smoking in the cabin, additional guests not on the reservation, parties or special events not previously agreed to, excessive noise, not respecting fire safety outdoors, etc...can also be cause for immediate cancellation of your reservation, without refund, and an additional service fee of $200.

Bears
Perhaps most importantly, we also have black bears in our area and usually a guest or ourselves will spot a couple each summer. They tend to be most active in August and September, leading up to hibernation. However, they are almost always fearful of humans and typically will run in response to loud banging, screaming, etc. The most important preventative measure for avoiding black bears at the cabin is to NEVER leave food of any kind outside or in your vehicle, they will easily break a car window to obtain some leftovers from a restaurant left in your car. Also, if you happen to come across a cub, do not try to take selfies or engage with it and immediately begin moving in the opposite direction as Mama bear does not like people being near her cubs and will become very aggressive in protecting them.
